Failure to enact Renters Reform Bill and unclear Leasehold and Freehold Reform Act

Scott Goldstein, Property Litigation Partner, Payne Hicks Beach, commented in the media about the failure to enact the Renters Reform Act before Parliament was dissolved, “Politically, the Government’s failure to end no fault evictions is unlikely to do it any favours with younger voters and the renters community more generally – groups it probably should be looking to woo”.

Although Scott believes that the passing of the Leasehold and Freehold Reform Act 2024 will simplify lease extensions, the devil is in the detail.  The Government has not yet decided on two crucial elements of the formula for calculating how much tenants have to pay so in many cases we don’t know whether tenants should extend their leases now, or wait for the changes in the law to take effect.
